Before you hire anyone: the five checks that prevent most contractor horror stories

Northwest Home Services Directory - October 2026 - 6 min read

Most bad projects fail before the work starts. Run these five checks and you filter out nearly every problem contractor in the northwest suburbs.

Every homeowner knows a story about a project that went sideways: the vanishing deposit, the crew that stopped showing up, the roof that leaked worse after the repair. What those stories have in common is that the warning signs were visible before any money changed hands. Here are the five checks that catch them.

First, verify the license and insurance yourself. In Illinois, roofers must hold a state license, and plumbers work under state licensing as well. Ask for the certificate of insurance and call the insurer to confirm it is current. A legitimate pro expects this question and answers it in a day. Evasion is your answer.

Second, get three bids in writing and compare scope, not just price. A bid that is far below the other two is almost never a bargain; it is a misunderstanding about the scope, a plan to upsell mid-project, or materials you did not ask for. Line up what each bid includes, in materials and labor, before you compare totals.

Third, tie payments to completed work. A reasonable deposit, progress payments at visible milestones, and a final payment only after the walkthrough. Never pay in full up front, and never pay the final invoice before you have run the water, flipped the switches, and walked the roof line from the ground with the contractor beside you.

Fourth, check references the way neighbors do. Google reviews give you volume, but the strongest signal in the northwest suburbs is the local referral: several of the businesses in this directory earned their listings because neighbors kept naming them in community Facebook groups. Ask the contractor for two recent jobs in your town and drive by them.

Fifth, put it in writing. A one-page agreement covering scope, materials, start and completion windows, payment schedule, and who hauls the debris prevents most disputes before they form. Our Hiring a Contractor guide in the shop includes the clause list and a comparison worksheet, and the directory is the place to start your three bids: filter by trade and town, check the ratings, and request quotes from one form.
